Georgia Relocation Guide
Everything on our Georgia page, taken further and turned into a working file: an 80-page guide with document lists by permit from the Public Service Development Agency’s own lists, the money tests and permit fees for your household, the costs of buying worked out at five prices, small-business status and foreign income worked through, and a month-by-month plan; an Excel workbook that does the arithmetic; and a Word checklist you check off as you go. Every rule and official figure is taken from, or calculated from, an official source, 82 of them, checked on October 8 and 9, 2026, and every figure that changes is dated, with the place to check it; the worked households use assumed incomes, labeled as such.

What You Get Beyond the Free Page
Our Georgia page is free and stays free. The guide adds the parts you need when you actually start the paperwork.
| Chapter or tool | Why it matters |
|---|---|
| Three worked households | A retired couple buying an apartment in Tbilisi for the property permit, a remote-working family of four spending the visa-free year in Batumi, and a single early retiree buying for the investment permit, each taken through the route the rules point to, the tests line by line, the first-year fees and the monthly lines with an official figure (composite examples: their incomes and savings are assumptions, not real clients). |
| First-year cost plan | The permit, right-to-work, registration and license fees, the legal limits and the official tariffs, and the monthly running costs, with a column for your own figures; it matches the workbook, and it says plainly where no official figure exists, such as a rent level for any town. |
| Document tracker and month-by-month plan | Each document by permit with where to get it and any validity, apostille or translation rule an official source states, plus a plan from 12 months before the move to 3 months after, as checklists in Word. |
| Document lists by permit | Americans need no visa and apply inside Georgia, so there is no consular checklist: the guide sets out the Public Service Development Agency’s own lists for the property, investment, work, IT, family, study and spouse permits, what the right-to-work application holds, and what the offices ask for after arrival, each dated to the day we read it. |
| Your household’s numbers | The money tests per applicant, the bank funds for a permit term, the permit fees for one to four adults and up to three children, and the employer’s turnover test, in lari and dollars. |
| Purchase costs, worked | The registration fee, the VAT inside a new home’s price, whether each of five prices passes USD 150,000 and USD 300,000, what each buys in five Tbilisi districts, and the yearly property tax by family income. |
| Small business and foreign income, worked | Georgian tax on work done in Georgia at 20% and with small-business status at four incomes, and how U.S. income is treated, by our reading, and feeds the property-tax test. |
| Numbers, deadlines and glossary | Emergency numbers in the official wording, the Georgian offices in the United States and the offices you will deal with, the deadlines that repeat, and the terms you will meet. |

Made For
- Americans who have chosen Georgia, or narrowed it to Georgia and one other country.
- Retirees and others living on income from abroad, and buyers of a home worth more than USD 150,000.
- Remote workers on the visa-free year, people who will work or run a business in Georgia, and the families moving with them.
- Anyone who wants to arrive at a lawyer’s or tax adviser’s office already knowing the rules.
What It Is Not
- Legal, tax or immigration advice. It explains the rules in general; your case needs your advisers.
- A decision on your case: the Public Service Development Agency decides each file, and the guide says where the official texts leave a question open, such as how a new visa-free year is counted.

Questions About the Guide
How is the guide different from your free Georgia page?
The page explains the rules; the guide is built for doing the work. It adds three worked household examples, a first-year cost plan, a document tracker and a month-by-month plan, document lists by permit, the money tests and fees for your household, the costs of buying worked out at five prices, small-business status and foreign income worked through, deadlines, a glossary and key numbers, plus the Excel workbook and the Word checklists.
How current is it?
The sources of our Georgia page were read on October 8, 2026, and those added for the guide on October 9; each figure is numbered to its source, which is marked with the day it was read. Every figure that changes carries its date and the official place to check it, and the guide says which change on a known calendar, such as the electricity tariffs set until January 1, 2027. Each edition is dated; a later edition is a new purchase. If you find an error in your file, we send a corrected copy free.
Does Georgia have a retirement visa?
No. Georgia’s law has no retirement or passive-income permit. Retirees can live there for a year without a visa, or hold a residence permit as the owner of a home worth more than USD 150,000, or worth more than USD 300,000 for the five-year investment permit. The guide sets these out, with worked examples of a retired couple and an early retiree who buy.
Does the guide cover remote work?
Yes: the one-year visa-free stay, why work for clients abroad needs no right to work, what the official texts leave open, and how pay for work done in Georgia is treated for tax, with a worked example of a remote-working family.
Is it legal or tax advice?
No. Quantum Jetset does not give legal, tax, immigration, financial or investment advice. The guide explains how the rules work in general and lists the questions to take to a licensed lawyer and a cross-border tax adviser.
What if a file will not open?

It will show MEGACOMMERCIALENT, the payment name of Mega Commercial Enterprises Limited, the Irish company behind Quantum Jetset.
Quantum Jetset does not give legal, tax, immigration, financial or investment advice. The guide explains the rules in general, with official sources checked on October 8 and 9, 2026; check the source before you act and speak to a licensed professional where it matters.
